After a very long period of hot weather in Tenerife we had a little much needed rain but it was only a little. This is the first time to my knowledge that the Canarian authorities were talking about water restrictions, hopefully we will get more rain to make water restrictions unnessasary.

Our new Maintenance man Nicano has settled in very well and is proving to be a good asset to our community, carry on the good work Nicano.

The end of our financial year was at the end of March and the Accountant is busy auditing the accounts in order for us to send out the notification for the AGM on May 17th. Yet again we have managed to work within our budget and apart from a few, most owners are happy, but I learnt a long time ago you can’t please all the people all the time.

My time as President is now coming to an end, after 15 years as I made çlear at the last AGM I am not standing again instead I will be taking things easy and passing the job over to someone else. Steve who has been vice president for some years is intending to stand and i will support him and help him in any way I can.

I am proud of what has been achieved over my period as President, we have carried out many large maintenance projects and cosmetic changes, all of this has been achieved whilst keeping a healthy bank balance. Also we have got debtors down to an all time low, this has been brought about in spite of an economic downturn and Covid. I wish to thank all owners for their help in paying their fees on time allowing us to go through the 15 year period with no increase in community fees whatsoever. I think even our critics must recognise that achievement

I wish to thank our cleaning staff Matilda and Yanira for their many years of tirelessly mopping and cleaning the community areas at the Heights, I get many comments from owners about how clean the complex always looks and I congratulate them on that. My thanks also go out to our night porters, who over the years have helped various people in emergency situations and kept noise and drunken behavior to a minimum, despite often being threatened and verbally abused. With their help we have seen many undesirable residents/owners ‘decide’ to leave the complex making it a much nicer place to live for those that remain.

We enjoyed warm and dry weather throughout the month, it really has been a very mild winter in Tenerife.
I had a proposal from an owner for another defibrillator to be installed on the complex. thankfully the one we installed about a year ago has not been used but also importantly has not been vandalised, we took the decision at our meeting on Thursday to install another on block D next to the ground floor lift, hopefully when it is installed they can demonstrate to owners here how they work but they are very easy and self explanitory when opened up, you just follow the pictures.
We will be taking a vote at the AGM in May to try to stop any more VV licences on our complex and assuming it goes through a second vote will take place to allow us to charge a premium on community fees for apartments with VV licences.
A new pool heater for the childrens pool has been ordered and will be fitted as soon as possible but I am afraid until then the pool is around 20 degrees as compared to the big pool 26 degrees. I must also remind you inflateables are not allowed and under 12¨s must be accompanied by an adult at all times in the gated pool area
Nicano our new maintenance man is settling in well and a lot of owners are getting used to seeing him around the complex, we are very pleased with his work so far.
I would like to remind you about washing and towels etc hanging over balconies and on driers on community property, this is not permitted at any time as set out in the complex rules.
It is lovely to see Don Quiote restaurant up and running and busy, I have used the restaurant myself and I am getting very good reports from other people, this will be the venue for our AGM in May.

With Christmas and New year celebrations over we look forward to 2024.
The weather has been great with the warmest January for 63 years and it still continues warm into February.
Jose retired on January 29th and we wish to thank him for his many years of service to The Heights Community, good luck Jose and take it easy.
We have a replacement maintenance man and his name is Nicano he is settling down well after spending 3 weeks working with Jose learning his way around the complex, he is a good all rounder and will tackle many of our maintenance and garden jobs.

I have had to deal with a few incidents of rubbish being left in walkways and on community property, for obvious reasons this is forbidden on the complex it creates smells and attracts rodents, some people I have spoken to have said it is only there for a few minutes but it isnt necessary to leave outside your apartment, just leave inside until you are ready to go to the rubbish bins, also people are still putting large furniture items outside the bins, this is next to the 4 signs asking you not to leave anything there. If you buy new furniture ask the people delivering to take the old stuff away or arrange to dispose of it yourself. We do have cameras on this area and will charge any owner to dispose of forbidden items, it is on the front of our complex and is an eyesore when piled up with old furniture.

We again have more complaints about dogs being taken around the complex off their leads, I will say again this is not only against our rules it is against Spanish law and we will not hesitate to denounce any offending people. We also have a family on B1 who think it is ok to walk their Rabbit around the complex, it defacates and they leave it for other residents to tread in and spread around the complex. We have spoken with the family on many occasions but they think the rules dont apply to them.

I am in my last few months of being President on the community, as you probably all know by now I will not be standing again at our next AGM in May. I will leave confident that the complex is in a fer better state now both financially and cosmeticly than it was 15 years ago when I became President.

December was very good weather wise and we had many owners come to Tenerife for Christmas and New year, it was great to see you all .I just hope the good weather continues.

DON QIIJOTE will reopen on Friday 12th January, it has all been painted up and has new sinage and looks fantastic, they are now taking bookings and i recomend you try it out.
You will get a warm welcome from Sean and Elaine and their staff.

We now have our new maintenance man started work with us his name is Nicano,you will see him around the complex with Jose who is showing him the ropes for when Jose retires at the end of this month.Hopefully he will settle in and will be an asset to our complex.

Most owners now have their chips for the front and postbox entrance but if you need any more please go to universal properties and they will help you.the system is working now after a few teething problems and the telephone system is also working well.

November was very warm throughout the whole month and December has been the same so far.
The complex is quiet at the moment but will obviously pick up soon when owners arrive for the christmas period. We look forward to seeing you all and hope you all have a good time.

DEFIBRILLATOR we seem to have one owner on D block who is intent on meddling in community affairs, he has put letters in everybodys post box on D block reference the DEFIBRILLATOR and he is asking the owners to vote on putting a unit on D block, in this letter he asks people to vote and return the letter to Etelina at Universal Properties. This owner has done this off his own back and this has nothing to do with Etelina, Universal Properties or the committee for the community. We will make it clear to the owner that any further interference in this way using our name or universal will result in legal action by ourselves. Now for the TRUTH of the matter, some months ago we installed a defibrillator on B block, the reason for this as stated at the time is because it was central to the whole community and it is in a good position to be seen by the cameras as we were worried that it may get vadalised, however it has now been there for many months and thankfully has not been tampered with. We are not against another unit on site, so if an owner puts forward a proposal for the next AGM it can be put on the agenda and voted on properly. I hope this clears up any confusion.

DON QUIJOTE RESTAURANT good news everybody, the restaurant will reopen in mid January under new management, I know the new people and I am sure they will make a huge success of the restaurant as they already have a very successful restaurant in Ireland. Please support Shaun and Elaine in their new venture here in Tenerife and myself and the committee wish them the very best of luck.

The new gate system is up and working now after some teething problems with the telephone system losing some numbers, including mine, if you have registered for the telephone entry system and it no longer works for you please contact myself or universal properties with your apartment number your name and your phone number and I will re-register you. Hopfully this will run smoothly in future.

Christmas is almost upon us and I wish you all a very Happy Christmas and Happy New Year.
