I apologise for the blog being so late this month there were some technical problems with the site and I couldn’t access the writing page, however the problem has been solved now.

It has been extremely hot throughout October but we did get a little rain towards the end of the month.

DOOR LOCKING SYSTEM we have fitted a new electronic door locking system at the front gate and the post box area. This is operated by a chip which is just like a small keyring, to operate it touch the black box with your chip it will beep and release the gate. You no longer require keys and the old keys are of no use please dispose of them. Most people now have chips, two chips have been allocated per apartment with the option to buy 2 more if required at a cost of 10 euros each.
We have had a couple of the chips centre disc fall out I think when the discs were programmed they were not pushed in well enough, please make sure yours are pushed in and possibly a spot of glue will ensure they stay in.

DOGS ON THE COMPLEX many owners are still walking dogs without a lead on the complex this is now illegal under spanish law and we will report to the authorities any person not following these rules, the authorities have powers to impose large fines and they will insist on seeing the compulsory pet insurance that became law on September 29th, not having this insurance also carries a big fine.

We are preparing for a new maintenance man to start work at the beginning of January to work along side Jose untill he retires at the end of January. Hopefully this will give him time to learn all there is to know about the pump systems and the different electricity rooms and water rooms, which will lead to a smooth change over from Jose to our new maintenance man.
With christmas coming very quickly we are busy putting up the decorations and planting the poinsettias around the complex.

I said in my last post that the weather was cooling down and getting back to normal but I was wrong, it has been extremely hot and we have had many calimas over the past month so we are still into 30 degrees plus. The weather forecast is for it to be cooling over the next week or so, we will keep our fingers crossed.

Front gate security: We have been trying for some months now to obtain more lock cylinders for the front gate and postbox area but the company who produce them have now gone. Both myself and Universal have travelled to and called other companies that specialise in security locks but none of them have been able to supply or repair the broken cylinders that we have. Last weekend the last cylinder failed and this has forced us to find an alternative solution.
An electronic door system will be fitted tomorrow but won’t be operational until we have allocated the chip needed to operate it to the majority of owners, this may take a little time and I ask you all to be patient and we will get the gates secure again as soon as possible.
Not only will this eliminate the problems we’ve had with the keys, but it is also a much cheaper solution.
It is still possible register your mobile phone with us to operate the front gate.

The pool bar has been open again for a few months and it is good to see owners using it.

The new laws on keeping animals came into force on 29 september. It is a law to protect the animals and the people they may come into contact with, all dogs must now have liability insurance, amongst other things they must not be left alone for hours barking etc. We will not hesitate to use the new laws to prosecute any owners or tennants who don’t follow the rules including that dogs must be kept on a lead at ALL TIMES whilst on the community areas of the complex.

The staff holidays are now over and so we are back to normal as regards cleaners and Jose. So painting and maintenance work will resume again as usual over the next few months.

August was an extremely hot month even for Tenerife standards.
The weather caused a lot of problems on the islands, not least the worst forest fires here for forty years. Other islands had problems also but not as bad as here in Tenerife. This week the authorities have announced the fire is now under control but it will be several weeks before it is fully extinguished. However travelling around the perimeter of the islands to Santa Cruz there’s no sign of where the fires are but travel up the mountain is still restricted and a lot of areas are still a no go area.

The complex was fairly busy throughout the month and we got to see a lot of old faces and new. The situation with the sun beds now is that you just go to the pile and help yourself but please only put towels on the beds when you want to use them do not reserve in the morning to use later in the day as was the case on some days, there are plenty of beds and if you do reserve we will remove towels to allow other people to use them. Also please make sure the parasols are closed when not in use as a sudden gust of wind takes them over the wall.

We are having problems with the front gate lock, the company that supplied the security barrels for the entrance and post area gates has ceased trading and we are struggling to source new barrels for the locks. We are using our last one now so only the front gate is locked and not the post area. Two of the old barrels have been sent to a company
for repair which we hope will be successful and a further company in Germany trying to source new barrels, hopefully we will resolve this problem shortly.

Although it has been a lot better this holiday period we still had some people at the pool with inflatables and glasses in the pool area, if you have someone going to your apartment who hasn’t been there before please explain the rules as this is very unfair on owners who do follow the rules and in fact the law in Spain. We do have copies of the complex rules if you require a new one.

I will be spending a few days in the UK early next month but Steve will be about if you have a problem, he will be taking the committee meeting on October 5th.

It has cooled a bit now here in Tenerife and we are getting back to our normal weather I hope, we have even had a few spells of rain at last on the island.

JULY became very hot with a few calimas and weather warnings for high temperatures, but a lot of people made the most of the good weather although some found it too hot. It was nice to see a lot of owners comeing out for their summer break and good to have a catch up after a long period of time.
The complex is now very busy and its good to see so many people enjoying themselves, however we are still getting complaints about some peoples behaviour around our pool area. I must reiterate once again that most of the pool rules which are posted around the area are in fact Spanish law, yet year after year people allow their children into the area under 12 years old and unattended, drinking whilst actually in the swimming pool, and there are still inflatables being used in the pool, and people persist in proping open the gate to the pool. There was an incident in another complex in Los Cristianos only last week where a 5 year old was draged from under an inflatable in a pool and is now seriously ill in Candelaria hospital.Please please follow the rules,for the safety of the children.
Jose and Matilda go off on their yearly holidays at the end of August and we will have contract cleaners on site to cover their work.
Many apartments are changing ownership at the moment and i wish to remind owners new and old that we do have a list of rules workmen on the site must keep to, these are available in different languages.
Please enjoy your time at the Heights this Summer and make sure you have your sun cream with you and drink plenty of water, it is very hot.

June was hot for most of the month and we had a few Calimas which added to the heat,

The complex was mostly quiet throughout the month but is getting a lot busier now with the Spanish schools and other countries breaking up the last week in June,  it is nice to see a lot of old faces that have not been out to their apartments for some time.

The pool bar is now open and they are doing food from 10 till 4 and the bar is open till 9pm Sam and his staff are very welcoming and I have had good reports on the food, I went down for coffee with friends the other morning and the coffee was good and from a proper machine .

Can I please remind you that if you are leaving your property empty for a period of time make sure you leave keys with a responsible person you know to have the apartment checked from time to time. There have been incidents on some complexes where apartments have been occupied by people without the owners knowledge and once these people get in they are very difficult to get out.

Also with the busy times coming for the pool area please abide by the rules about children unattended under 12 in pool area, no inflatables, don’t prop open pool gate etc, these rules are for the safety of everyone and are Spanish law, most people who flaunt these rules have been told numerous times before and it does get a little tiresome telling the same people year after year.

We are looking forward to a busy summer and seeing owners out here enjoying themselves.
