MAY was a busy month for us preparing for the AGM . It  was held at the restaurant Coy just down the street from the complex, the meeting was reasonably well attended bearing in mind the current situation around the world. It was important for us to have the meeting as it was the first for three years due to covid.

By now you will all have copies of the minutes from the meeting, the main points are that we were re- elected for another year, Steve is vice President and Javier remains on the committee as before.

In the coming year we will re-tile the shower in the pool area, replace all hose reels and cases, paint and repair front gates and basura area doors and fences and increase spending on gardens.  These things will all be carried out within our budget which has not been increased yet again this year, this is the 14th year with  no increase in community fees.

We were asked to act against the loud music etc coming from Hollywood Mirage often in the afternoon and in the evenings.  We have put a complaint into the local council and the Police have been in touch with Universal Properties about the problem, we now have to wait to see if they will take any action.

During the course of the A.G.M the owner of D406 complained about the noise from the apartment above him which is in the process of being reformed. As we had told him many times previous to the meeting the builder is working within the recommended times by the community and has all licences in place from the council to carry out the work, as a community there is nothing else we can do. However we suggested to him that if he wasn’t happy and he considered the noise too loud to call the police and let them decide if the builders are in breach of any laws in which case they would take action. The owner of D406 then made a slanderous comment about me, saying that I had received gratuities from the builder, this is a malicious lie and he was told in the meeting to stop immediately. However he has apparently repeated these  accusations since, if he continues to slander me I will be taking legal action against him.

We have arranged for a vending machine with snacks and drinks to be put by the pool  again, people have been asking for this as they would like to be able to get a drink when using the pool and the pool bar is closed.

We were asked about placing a defibrillator on the complex in case of a heart attack emergency, we have taken advice on this and it is not a requirement by Spanish law to have one on the complex. Somebody using a defibrillator would need to be confident and competent enough to confirm the person was definitely having a heart attack, using it when a person wasn’t having a heart attack would be very dangerous. As a result of this it was decided not to pursue it.

We went into this meeting with very low debtors and the bulk of the debt is the result of six long term debtors. We gained permission from the people present to start court proceedings on all these owners, this is regrettable as it incurs high costs on the owners concerned but it is unfair on all other owners who pay their fees on time every quarter.
