July 2025 update.
Presidents comments.
We continue to have dog problems, I have had calls about dogs barking and howling in apartments on C1 and D4.
We also have cat issues, messing on the complex, I have spoken to an owner who has 5 cats, and leaves a window open so they can come and go as they please. It was agreed that the window would only be open a few cms, so they can´t get out, a few spot checks has shown they have been true to their word so far.
A few lift issues, although nothing major. I have been to many apartments this month due to noise, and clothing/towels over the balcony walls, some have VV licenses, none of these apartments had the complex rules available, no suprises there.
Complex news/ issues/updates.
Last month I told you about a problem couple on A block, I called the owner/agent and am pleased to report about a week later they moved out, the owner was billed 60 euros for the new light fitting.
All owners will have seen a message from Etelina to provide details of VV license numbers if they have one, if you haven´t replied yet please do so ASAP. If you have a VV please display it outside your apartment, this will ensure you are not included on the illegal letting list we are compiling. We are looking to make this compulsory.
We had a problem at the pool, after an owner asked a group of women who were being a nuisance to follow the pool rules, this escalated over a few days, resulting in the owner being pushed, the police were called, but by the time they arrived, the women had disappeared into the complex. After I was made aware I made a few calls and found they were staying on A2, I spoke to them, and made them aware this type of behaviour is not acceptable on our complex. Unfortunately the contact details we have for the owner are no longer valid.
I had a call about the water machine not giving the correct amount of water, after speaking to the company, they explained that it was dispensing the correct amount, but the price of the water had increased to 1euro per 5 litres.
We are getting groups of young people renting apartments from owners, they were being a complete nuisance, I have asked several agents to up the age limit they rent out to, we will not tolerate this sort of behaviour.
I was contacted by an owner about the 2 building sites across the road from The Heights, and the noise created by the machines and the builders, I really can’t do anything about it.
The Swimming pool.
The levy for the re-tile of the pool area was included in the July community fees, we now have 3 quotes for the work, which will be discussed and decided on, we expect the work to take 3 weeks to complete, starting the last 2 weeks of November and the first week of December, the pool will close during this period.
A large pool filter is going to need replacing, we can leave this work to the time the pool is being re-tiled.
I have been locking the pool gate at sunset, after receiving pictures of people in the pool at 11pm.
People are still leaving pool umbrellas up, after finishing for the day, these get damaged if we get a strong winds over night.
Nicanor has moved the First Aid box from the toilet area, to the wall to the left of the entrance from the garage. This was necessary due to the fact the box had all the medical products taken, its now in view of the CCTV cameras so we can monitor its use.

What’s happening in and around Los Cristianos.
Friday 15th August, football derby between Hosts CD Marino and CD Tenerife, 8pm kick off, tickets from 10 euros at the ground.
During the month of August, World Windsurf championship in El Medano.
Beach volley ball teams from across Europe will meet at Los Cristianos beach, also at the same time there will be Art and Craft fairs offering food and wine for sale.
15th to 31st August, Extreme Circo, ( circus with a difference) will be performing each day,
tickets cost 7.20 euros to 9.60 euros, located on the waste ground by the outside swimming pool and the sports centre, visit www.extreme circo.com

May and June 2025 update.
Presidents comments.
First of all, apologies for the delay in uploading the monthly blog, I had it all ready to load early June just before we went back to the UK, unfortunately my laptop hard drive failed and everything on it was lost. I had to buy a new laptop and redo the May blog, so I decided to combine May and June as one blog.
A big thank you to Dennis who stepped in to cover the President role for me, and did a fine job, with no issues.
People are still allowing their dogs to crap on the ramp leading up to the garage entrance, you people disgust me, if you must have a dog then make sure you clean up after it, it´s not fair on our cleaners.
Again I ask all owners who rent their apartment out long term, to include a no pets clause in the contract. It will help the complex/cleaners, and probably keep your apartment in better condition.
At last all owners with a VV license, will have their community fees increased by 20%. Can you as owners, make sure you have a set of complex rules in your apartment, myself and the committee are dishing these out like sweets, when we ask your guests do you have a set of rules in the apartment they always say NO.
Thanks to all those who attended our 2025 AGM, you will already have seen the minutes from Etelina. It was a good positive meeting and the voting went well, see you again next year.
Complex news/issues/updates.
We had another car set on fire on the 7th May, in the early hours, the police took CCTV footage, but I don’t think it would have been much use to them.
We had some vandalism to A block garage door, the soft close mechanism was bent down to the door, and had to be replaced, also B block garage door had the latch forced back into the lock, so it stayed open, so we are looking at installing some cameras in these areas, we must have some deranged people living amongst us.
We had the Basura area refurbished, Nicanor did a great job both inside and out, cleaning and repainting the floor tiles. It looks 100% better.
Our first aid box located by the pool, has had most of the contents taken.
We have a replacement kit, but we may have to resite it, so its visible by one of the cameras.
Can I ask if you are having a delivery and need the large gate opening, can you make it between 8am and 1pm please. This gate needs to be opened carefully, it’s on a runner on an incline, and it will open very quickly and come off it’s runners if it’s not controlled.
We have new bike racks installed in the postal area for people to use, B block bike rack area had no more room available.
We had a call to let an ambulance on to the complex, a young man in his early twenties was found laying on the floor by the water machine, he had broken his ankle, he didn’t want to go to hospital, he wouldn’t say how it happened.
I got a call about a couple on A block who were having a very loud argument, I am not The Heights policeman, if you are worried things are getting a bit out of hand, then call the police yourself. This couple also hung a large soaking wet blanket over the balcony, this allowed water to run into an emergency light fitting which short circuited, and ruined the unit. We have also had complaints about weed smoking from this apartment. The management company or the owner of the property will be paying the bill for the light unit.
Owners/residents on A1, may have noticed that the communal corridor lights are now automatic, they each have a PIR sensor, that detects movement ( similar to all the top floors of the complex ), this is an experiment, if its a success we will roll it out to the rest of A block, and then to B,C,D blocks, which will save on the complex electricity bill. If we get negative responses, we can revert back to the old system. Your feedback will be appreciated.
On the 25/6 we had a major power outage, no lifts, water, or internet, this was due to emergency electrical repairs, 29 metres of a large electric cable had been stolen during the night, and they had to shut down certain areas of the street in order to repair/replace it
The Swimming pool.
I had a call from someone in the pool area, apparently a man was smoking weed, so I went down and had a word with him, he denied it was weed, he apologised, and said he didn’t know it was a no smoking area, perhaps we need some more signs. Residents and owners are quite within their rights to tackle anyone breaking our complex rules, we are all responsible for our complex !!.
It’s getting to that time of the summer when the pool is going to be very busy, as we all know Running/Diving/ large inflatables are not allowed, the rules are there for all to see. Can all owners remind their guests of the rules, again a set of complex rules in your apartment is a must have. You can remind people of the rules if you see they are not being followed.
As per the AGM, we all voted to re-tile the pool area, apart from 2 people,
all owners will share the costs, which is a one off payment of around 70-80 euros.

April 2025 update
Presidents comments,
Still waiting for official list of VV license holders, its been almost a year, as far as we know no complex has been able to obtain a list yet.
The convening notices have been sent to all owners for the 2025 AGM ( 16th May) at the Coy Restaurant.
We have quite a few apartments on the complex, having renovations to kitchens/bathrooms/terraces…etc. It would be polite to inform your neighbours regarding the work that’s going to be carried out, and the estimated time it’s going to take to complete.
Complex news/ issues/work updates.
We are still waiting for OTIS to deal with the Emergency signage for A block lift, despite having called them many times, they did send an engineer, but the job requires 2 engineers, so still waiting !!.
We have installed a new sign on the main garage door, reminding drivers of, 5kph/head lights/no smoking.
You are probably already aware, we had a fire on C block 4th floor, it started on the balcony, which was very badly damaged, the inside of the apartment had a lot of smoke damage, no one was seriously hurt we are pleased to say. The owner doesn’t know what caused the fire.
We keep getting large bags of waste from a rabbit or similar pet, being thrown over the wall in to the light well on the far end of C3, this has been happening for a while now, I have knocked on several doors along the corridor, but everyone denies being responsible. If you think you know who might be doing this, come and speak to us please.
28/4/25, we were affected by the large scale internet and mobile phone outage that caused major problems in mainland Spain and Portugal.
Blocks A and C also had internet issues during the month, the routers were reset several times, but it didn’t fix the problem, so we had to call P&H to deal with the problem.
Also attached to the convening notice Universal Properties sent to all owners, were the updated complex rules, which will be voted on at the meeting.
We had a front gate issue, where the lock was damaged, which caused a few issues, Nicanor replaced the lock the next morning and all seems ok.
The swimming pool.
As you will have seen attached to the convening notice, there will be a vote at the AGM to decide if we have the whole pool solarium retiled. So any further work on the raised pool surround area might be a waste of time, at the moment.
If the vote is for retiling the solarium, we will get 3 quotes for the work, and make a decision from there.
People are still leaving umbrellas up when leaving the pool, and when I was tidying up the sun loungers on Sunday morning, I found a couple of cigarette butts behind one of the beds, I really don’t understand why people can’t follow the rules !!.

Friday 13th June, The Beatles ( in my life) 9pm at the Los Cristianos Auditorium, tickets available via Tomaticket.es
Arona( Los Cristianos), has announced dates for the 2026 Carnival, it will run from 5th March presenting candidates for Carnival Queen at the big stage in Los Cristianos.
The 15th March will be the Grand Parade, starting from Paloma Beach, and ending at the big Stages near the Cultural centre.
The 16th March, will be the burying of the Sardines, to close the events.
