January 2025 update.

Presidents comments,

We are still waiting for the official list of apartments with VV licenses, it will be almost a year this May, although every complex is in the same position, it’s still frustrating.

To all owners with a long term tenant, please add a “no pets clause” in your future rental contracts, we are absolutely full of cats and dogs on the complex, our cleaners are having to clean up all the mess these animals leave.

Complex issues/work updates.

I had an owner ask me about the water treatment system on the complex, she wasn’t aware that it had been shut down for about 3 years or more, this was due to very high running costs and the amount of water it emptied straight down the drain.

Just a reminder, if you are an owner and Endesa is your electricity supplier, you can get a new contract that gives you electric for 9 cents per KWH all day/every day, you have to be the bill payer and go in person to one of their offices.

On the 8/1/25 @ 11:00pm a silver Lexus car was set on fire outside the complex, luckily people saw what was happening and the offenders made a quick get away, the car was damaged, but not completely destroyed. The Police requested some video footage from one of our CCTV cameras, but have yet to come and collect it !!. On the 24/1/25, a car parked across the road by the building site, was set on fire, this time it was completely destroyed. Before that 2 cars were set on fire outside the supermarket Colmena, this is all completely crazy !!.
As per above, if you have builders or deliveries to your apartment with access via the garage, the garage door must not be kept open by covering the door sensor.

Our site manager Nicanor has been off for the last 2 weeks, in his place we had a replacement called “Jesus” from the same company, he covered the usual duties on the complex, and we had no major incidents.

Again people are allowing dogs to defecate in the garage, and not cleaning it up, I know this has always happened, but it’s not acceptable, so that’s why I ask owners with tenants to add a no pets clause on future contracts. If these people can’t obey our community rules then we don’t want them on our complex.

We have had a few incidents with disruptive holiday makers, but the contact details we have for the owners of the apartments were no longer working telephone numbers, if your contact details or your agents, have changed please pass on the new numbers to the committee or Universal Properties.

We have had several complaints about people smoking cannabis/weed on terraces on the complex, a lot of these people seem to be holiday makers of all nationalities. This is not fair on the surrounding apartments/residents, I spoke to one owner on D block, and he has agreed to put a notice in his apartment, asking people not to use it on the terrace. It would be nice if everyone who rents their apartment does the same !!.
The swimming pool.

We are still waiting to complete the large pool surround, we need 5 clear days with no forcaste of rain, I am also aware that the February school holidays will soon be here, so it may have to wait a while.
You may have noticed the pool gate soft closing mechanism had failed, that part had to be ordered, which took about 2 weeks to arrive, as soon as it was available it was changed over, and the door was back to normal, this issue did not affect the use of the pool.
No other pool issues, apart from people failing to follow some of the rules again!!!!.

Happy new year to you all.

Eladio from Universal Properties attended our December meeting, we asked him to try and expedite the list of VV license holders, in the mean time, we have made our own list from apartments displaying a VV, and told them to start the process to increase the community fees by 20% for these owners.

I don’t think we have seen so many people out on holiday, it’s been really busy, unfortunately it seems most of them are from holiday rental company’s and agencies, and these people have no respect for residents or our complex.

Complex issues/work updates.

We have had complaints from residents about people allowing small children to run about inside apartments, and even about people playing football !!!. Can I ask you to please respect your neighbours above and underneath you.

An unfortunate owner in B1**, has had terrible problems from the apartment above (holiday lets), food has been dropped over the balcony, people smoking weed late at night, prostitutes, and the latest issue, people vomiting over the balcony. I spoke to the owner and warned him we will take legal action if we have to, he gave me the agents number who deal with his bookings, and this has been passed on, so they can call them direct if they have anymore issues.

We had a blocked main sewer pipe, located in the front garden by the garage entrance, the blockage caused human waste to back up and leak out into the gardens. We called in a drainage company, they investigated and removed large tree roots from the pipe which solved the issue.

We asked Universal Properties to review our Electric charges for the complex, they negotiated a new contract with Endesa, which should save us around 4500 euros per year.

The lock on the main gate failed on Christmas day, and we had to open the large vehicle entrance gate, until Nicarnor returned to work the following day to replace it. People were sending me texts and calling me as to why it was left open, we had no choice.

We still have people reserving sunbeds with towels…etc, despite all the notices around the pool, and I have been getting complaints from owners about this, myself and the committee removed towels and within a very short time they were back !!. This also happened the following day, if there is anyone willing to stay at the pool during the busy holiday periods and police this problem, please let me know, but I’m sure there won’t be, because I’m not, I don’t get paid for being the President and there are no benefits or perks, I also have a life the same as everyone else.

Last week we had someone vomit by B block garage door and inside between the two doors to the lift, unfortunately we have a problem with the camera, so couldn’t identify the filthy animal.

The owners of garage space 4, has had issues with someone parking in their garage space without permission, they were advised to fit a parking space guard, which they have done. Please do not park in the garage if you do not have a parking space, how they got a remote and key I have no idea, it wasn’t from me.

Once again we have dogs causing issues on the complex urinating and defecating in the garage and on the ramp to the garage. I ask all owners who rent their property long term to add a no pets clause in to the contract, that way we can get rid of nuisance tenants.

The swimming pool.

As per the issue above, it’s a holiday period and everyone goes berserk, taking no notice of the pool rules what so ever, people can’t even lower an umbrella or put a sunbed back in place, or put rubbish in the bins. We can’t have a repeat of last July/August when everyone went mad and the pool was a nightmare.

We will be looking to complete the pool surround this month, but will give notice before the pool shuts for around 5 days.

Security.

We had a meeting with our security people, from the nightly security reports, it looks like our team are being reactive rather that proactive, they have been told to make sure they are walking the complex at regular intervals and dealing with any problems before they arise.

Presidents comments,

Still waiting for list of VV license holders, this is frustrating, but other complexes have been waiting longer.
You will have seen the Christmas lights and tree are up on the complex, a slightly different configuration this year. We have some Poinsettia plants arriving soon for the Solarium, the committee agreed to reduce the number of plants and limit them to the solarium area, as the ones that are placed up on other floors do not get watered and die off very quickly.
A thank you to John Fisher for taking the time to produce the new style night security reporting forms, that are now being used to report issues on our complex at night.

Complex issues/work updates.

We have a problem with the front gardens by the main entrance/garage to the complex, the automatic watering system is working ok, but the water is immediately draining away out of the gardens and down in to the street. To locate the leak would mean having to remove all of the soil, so we have reverted to manual watering this area.

To speed up the process of contacting owners who have problem tenants or holiday guests, I am contacting owners direct and telling them to deal with the issues, its often the case that by the time they get to know about problems ” their guests” have already gone home.

If you use a mobility scooter it can’t be left in a walkway, these have to be kept clear at all times. If you use the charging points in B block garage, please remove as soon as it’s charged so the charging points are available to other users.

A lady who parked her mobility scooter by the Basuras, had 2 batteries stolen last week, it was captured by the CCTV camera, so we have the video, so far the police have yet to respond!

I had a call from an owner who found a dog had pee’d up her store room door, it had gone under the door and into the room, please do not let your dogs foul on the complex, it’s disgusting, once again I ask all owners to add a no pet clause to your rental contracts.

We have seen 2 instances of people covering the sensor to keep the garage door open, shortly after this the door failed and we had to get the company in to make the repair. if you see this happening please remove the item that’s covering the sensor, normally sticky tape.

The committee did a walk about the complex, and made a note of areas that need repairs, also several apartments had bags of rubbish outside their front doors which encourages cats and insects, if your not going to take it to the Basuras straight away, then leave it inside your apartment not outside.

“A block” lift glass panel has been reported to OTIS for repair and renewal of the Emergency details/numbers.

The swimming pool.

At some point , we are going to have to close the pools for 4-5 days to complete the pool surround, it’s dependent on the weather, but we will give a weeks notice before its closed.

Again we have people in the pool after dark, which is against the rules, also if you see someone wedge the pool gate open, please point out it’s against Spanish law.

Last Sunday I had a call from an owner, people had a large inflatable in the pool, I was in town so I asked the owner to speak to these people herself, she did and it was removed. As I can’t resond to every issue, if you see people breaking the complex rules, please point it out to them, they probably are not aware, as most owners who rent them out do not keep a set of rules in their apartment for obvious reasons !!.
