January 2025 update.
Presidents comments,
We are still waiting for the official list of apartments with VV licenses, it will be almost a year this May, although every complex is in the same position, it’s still frustrating.
To all owners with a long term tenant, please add a “no pets clause” in your future rental contracts, we are absolutely full of cats and dogs on the complex, our cleaners are having to clean up all the mess these animals leave.
Complex issues/work updates.
I had an owner ask me about the water treatment system on the complex, she wasn’t aware that it had been shut down for about 3 years or more, this was due to very high running costs and the amount of water it emptied straight down the drain.
Just a reminder, if you are an owner and Endesa is your electricity supplier, you can get a new contract that gives you electric for 9 cents per KWH all day/every day, you have to be the bill payer and go in person to one of their offices.
On the 8/1/25 @ 11:00pm a silver Lexus car was set on fire outside the complex, luckily people saw what was happening and the offenders made a quick get away, the car was damaged, but not completely destroyed. The Police requested some video footage from one of our CCTV cameras, but have yet to come and collect it !!. On the 24/1/25, a car parked across the road by the building site, was set on fire, this time it was completely destroyed. Before that 2 cars were set on fire outside the supermarket Colmena, this is all completely crazy !!.
As per above, if you have builders or deliveries to your apartment with access via the garage, the garage door must not be kept open by covering the door sensor.
Our site manager Nicanor has been off for the last 2 weeks, in his place we had a replacement called “Jesus” from the same company, he covered the usual duties on the complex, and we had no major incidents.
Again people are allowing dogs to defecate in the garage, and not cleaning it up, I know this has always happened, but it’s not acceptable, so that’s why I ask owners with tenants to add a no pets clause on future contracts. If these people can’t obey our community rules then we don’t want them on our complex.
We have had a few incidents with disruptive holiday makers, but the contact details we have for the owners of the apartments were no longer working telephone numbers, if your contact details or your agents, have changed please pass on the new numbers to the committee or Universal Properties.
We have had several complaints about people smoking cannabis/weed on terraces on the complex, a lot of these people seem to be holiday makers of all nationalities. This is not fair on the surrounding apartments/residents, I spoke to one owner on D block, and he has agreed to put a notice in his apartment, asking people not to use it on the terrace. It would be nice if everyone who rents their apartment does the same !!.
The swimming pool.
We are still waiting to complete the large pool surround, we need 5 clear days with no forcaste of rain, I am also aware that the February school holidays will soon be here, so it may have to wait a while.
You may have noticed the pool gate soft closing mechanism had failed, that part had to be ordered, which took about 2 weeks to arrive, as soon as it was available it was changed over, and the door was back to normal, this issue did not affect the use of the pool.
No other pool issues, apart from people failing to follow some of the rules again!!!!.
