Complex issues/work updates.
An owner asked for “no smoking” signs to be displayed at the entrance doors to both garages, this was due to people throwing cigarette butts down the drains inside the garage, one sign lasted 2 hours before it was pulled down. The signs are now back in place.
D block lift had a few issues this week, hopefully back to normal now.
B block lift also had issues , someone had taken a couple of the halogen light bulbs, and also loosened all 4 light fittings, complete morons !!.
If you are having a Broad Band Wi-Fi connection fitted other than The Heights system, please arrange for the supplier/technician to arrive on the complex between the hours of 8am to 1pm, our site manager will be able to assist with cable routes/junction boxes ….etc.
People are still asking me about The Heights Wi-Fi system ( 275 euros, one off payment) provided by P and H, if you are interested please let me know.
I have put up notices in the underground car parks for items to be removed, the first notice was put up 5/9/24, those items are still sitting there, I added a final warning to remove them, or we will do it for you !!.
We have many owners/long term renters complaining about the smell of Marijuana smoke, particularly on B and C blocks, with the warm weather and doors and windows open, it’s a horrible smell in the apartment, if you have to smoke it, smoke inside your apartment with your doors and windows closed
I know the AGM is a long way off, but can I ask , if you are unable to attend in person, please give your proxy vote to another owner, not long term renter, thanks.
The cleaners sent me a photo of a huge amount of what looks like cat faeces they had to clean up along C3, we are looking into this issue, if you own a cat do not let it roam on the complex, use a litter tray inside your property!!
Couple of issues regarding people using other peoples parking spaces in the underground car parks, this is not acceptable.
If your energy supplier is Endesa, they now have a new tariff which is cheaper than the “Happy Tempo” free hours electric tariff. You need to be the owner of the property, and go in person to the Endesa office to change over.
The Don Quixote restaurant, gives a 10% discount for residents of The Heights, you will need to show your TIE card.
The swimming pool.
The children’s pool was drained and completely regrouted last month, it was completed in 3 days, so sorry for any inconvenience caused !!.
The main pool mosaic surround had missing tiles and loose areas, we decided to remove the old ones and replace with an alternative material, once completed it will be painted to match the children’s pool, the work is ongoing at this time, without any disruption to bathers.

Library open every Wednesday from 10am to 11am, located by the post boxes.
Security.
No major security issues this month as the complex is quiet until the school half term begins in late October.

August 2024 update
Presidents comments,
We are still waiting for the VV list from the authorities, as you are aware most government offices close down for the whole of August.
Illegal lettings on our complex ( AirBNB, Booking .com, hotels.com….etc), are becoming a problem for many owners, as are some legal VV license holders. As this is a residential complex, they are reluctant to display a set of rules in their apartment, so their “guests” are unaware we have any rules !!.
Complex issues/work updates.
The swimming pool.
As per the last update ( July) regarding our pool guard, we sadly had to let him go, he did an excellent job for the 3 weeks he was here, although we had several altercations with resident owners/renters who were here on holiday because he was implementing the Spanish pool rules. We had a confrontation with a resident owner and his family who live on D1, who refused to adhere to the rules regarding large inflatables, he was asked to not put it into the pool, he refused to speak English and said he didn’t understand what I was saying, so our pool guard translated, he still refused, so I told him if it went into the pool we would call the police. He picked it up and put it in the pool, and said “now call the police”, unfortunately the police refused to attend, within minutes people were diving in and other inflatables appeared, 3 weeks of good work and a calm pool area for everyone were ruined. I can’t believe a resident owner would do that on his own complex, go against the rules that are there to protect young children. Our guard said to me ” what do I do now ? “, so I had to let him go, it would have been silly to keep paying the daily rate when no one was going to take any notice of him. I fear it might take a serious incident before people using the pool will follow the rules.
I lock the pool gates at sunset, due to people in the pool at all hours, now the pool is a lot calmer as the children are returning to school, we can look to doing some essential repairs to both pools.
We had issues with the complex main gate, and post area gate losing power, it should have gone into an “open state ” in a power failure situation, that didn’t happen, so we had issues until the company that installed the system came to make the repair. It has now been tested and works as it should.
We have had a request from an owner for an electric charging point in his garage space, so we are looking at quotes and the work involved for both A and B garages.
Unfortunately we had a burglary on B2 the other Saturday evening between 5pm and 11pm, jewellery, personal items, and cash were taken. Footage from 6 cameras were downloaded for the police to go through. Please be careful to make sure you secure your apartment when you go out.
There has been a lot of dog fouling on the complex, I have had 2 lots outside my apartment even though we don’t have a single dog of our floor , our Vice President had dog mess on his door mat !!, the cleaners have reported it on all blocks, if you know who might be responsible inform one of the committee please.
Clouds pool bar has new owners, some of you may already know Eddie, he has been the barman since it last changed hands, we are meeting with Eddie and his partner at the next committee meeting ( tomorrow), we wish him and his team all the best for the future.
Remember the library is open every Wednesday from 10am to 11am to exchange books, we have books in all languages, it’s located by the post boxes. I would like to thank Linda Carey for the help and time she is giving to get the books into some sort of order, it’s much appreciated.

The Heights
July 2024 update

Official VV license list from local council still outstanding, Universal properties have been chasing, it seems we are not the only complex in this position.
It’s been a busy month work wise around the complex, and we have had some expenditure, which is detailed below.
A big thank you to our committee, Javier (vice ), Dennis, and Barry, for their support and input since May 17th, it’s much appreciated !!.
Complex issues/work updates.
The swimming pools.
We had a leak in the childrens pool, which was from a leaking pipe, our site manager was able to rectify the problem. It was noticed that the grouting on the bottom of this pool is starting to crumble is some areas, this will have to be rectified although not until all the schools have returned, and the complex is quieter, it should only take a day or so to complete.
The indoor tank for the large pool sprang 2 leaks , and again he was able to repair it, all seems to be working ok, although at some time in the future we will probably need a new tank.
We have had to replace half the pool umbrellas, the old ones were beyond repair.
We have found a new company/supplier for our pool chemicals, and all the general cleaning supplies for the complex, we will be able to make some ongoing savings from the reduced prices.
Our site manager has repaired the complex jet washer, and has already used it in the rubbish areas.
Due to ongoing issues at the pool since beginning of July, we had to take the decision to employ a pool security guard. We had instances of a few families who would not abide by the pool rules, and when asked by other pool users to turn the music down or take the large inflatables out, were sworn at and given abuse and the ” middle finger”. We had a quick meeting on Thursday and a guard started on Monday, he has made a huge difference, the pool is now very peaceful and a nice place to be, no diving, running and jumping in, no large inflatables, no balls, only childrens swimming aids are allowed. As you can imagine this was not appreciated by everyone, but the pool is for all to enjoy not just the few.
Our pool guard responded when an elderly lady lost her footing in the deep end of the pool and was struggling to keep her head above water, he pulled her out and made sure she was ok, although very distressed she didn’t need any medical care, had the pool been full of people diving in, and full of large inflatables he might not have seen her, and the outcome could have been very different.
Our cleaners Matilda and Yanira, have agreed to work on different blocks on the complex, Matilda will deal with A+B blocks, and Yanira will deal with C+D blocks, joining together to deal with large areas like the solarium.
The Heights complex internal rules, have not been reviewed since April 2010, Barry is leading on this, and we have all sent our ideas to him to collate and reword the document, once it has been agreed and translated, it will be sent to all owners, and a copy will be put in all the post boxes, just incase owners do not pass these on to their tenants.
Dogs continue to be a problem on the complex, owners are failing to clean up when their dog fouls on the complex, it’s disgusting and our cleaners shouldn’t be dealing with this type of issue.
Security.
Emergency Night/disturbance, they start at 11pm which is the start of the quiet time on the complex, you don’t have to put up with late noisy/rowdy behaviour, we employ them to deal with these type of problems, you can call them on 671 14 66 16, no names or apartment numbers of who calls them appears on the report sheet. These reports help us build up a record of persistent nuisance apartments.
