Presidents comments,

Official VV license list from local council still outstanding, Universal properties have been chasing, it seems we are not the only complex in this position.
It’s been a busy month work wise around the complex, and we have had some expenditure, which is detailed below.
A big thank you to our committee, Javier (vice ), Dennis, and Barry, for their support and input since May 17th, it’s much appreciated !!.
Complex issues/work updates.

The swimming pools.
We had a leak in the childrens pool, which was from a leaking pipe, our site manager was able to rectify the problem. It was noticed that the grouting on the bottom of this pool is starting to crumble is some areas, this will have to be rectified although not until all the schools have returned, and the complex is quieter, it should only take a day or so to complete.

The indoor tank for the large pool sprang 2 leaks , and again he was able to repair it, all seems to be working ok, although at some time in the future we will probably need a new tank.

We have had to replace half the pool umbrellas, the old ones were beyond repair.

We have found a new company/supplier for our pool chemicals, and all the general cleaning supplies for the complex, we will be able to make some ongoing savings from the reduced prices.

Our site manager has repaired the complex jet washer, and has already used it in the rubbish areas.

Due to ongoing issues at the pool since beginning of July, we had to take the decision to employ a pool security guard. We had instances of a few families who would not abide by the pool rules, and when asked by other pool users to turn the music down or take the large inflatables out, were sworn at and given abuse and the ” middle finger”. We had a quick meeting on Thursday and a guard started on Monday, he has made a huge difference, the pool is now very peaceful and a nice place to be, no diving, running and jumping in, no large inflatables, no balls, only childrens swimming aids are allowed. As you can imagine this was not appreciated by everyone, but the pool is for all to enjoy not just the few.

Our pool guard responded when an elderly lady lost her footing in the deep end of the pool and was struggling to keep her head above water, he pulled her out and made sure she was ok, although very distressed she didn’t need any medical care, had the pool been full of people diving in, and full of large inflatables he might not have seen her, and the outcome could have been very different.

Our cleaners Matilda and Yanira, have agreed to work on different blocks on the complex, Matilda will deal with A+B blocks, and Yanira will deal with C+D blocks, joining together to deal with large areas like the solarium.

The Heights complex internal rules, have not been reviewed since April 2010, Barry is leading on this, and we have all sent our ideas to him to collate and reword the document, once it has been agreed and translated, it will be sent to all owners, and a copy will be put in all the post boxes, just incase owners do not pass these on to their tenants.

Dogs continue to be a problem on the complex, owners are failing to clean up when their dog fouls on the complex, it’s disgusting and our cleaners shouldn’t be dealing with this type of issue.

Security.
Emergency Night/disturbance, they start at 11pm which is the start of the quiet time on the complex, you don’t have to put up with late noisy/rowdy behaviour, we employ them to deal with these type of problems, you can call them on 671 14 66 16, no names or apartment numbers of who calls them appears on the report sheet. These reports help us build up a record of persistent nuisance apartments.

Presidents comments,
We are still waiting for the official list of VV license holders on the complex. We have asked Etelina to try and get it ASAP.
All the outstanding handovers have been completed from Paul to myself.

Complex issues/work updates.
We had a problem at A106, a VV license holder, 4 people Smoking cannabis all day, causing issues with neighbours, very loud music , heavy drinking, swore at another neighbour when he asked them to turn the music down. We had them evicted by the management company.
We had a huge pile of dog mess outside B401, the dogs owner failed to clear up the mess, unfortunately we had to call our cleaners to deal with it!! Can I ask all owners who rent their properties long term to include a ” no animals clause ” to the rental contract, this would make it easier for the committee to deal with these people.

Nicanol has been dealing with the pool tile surrounds which were crumbling in many areas, he has refurbished more drains and replaced the tarmac where needed. Due to the vast amount of areas with bad plaster issues, we had quotes from companies to tackle the problem. The committee agreed to go with the company Nicanol works for, so we had a man on site for 2 weeks concentrating on plastering the light wells and high areas around the lift shafts. You may have noticed some extra plants in the tubs/pots on the complex, Nicanol has been adding some of his own spare plants from his garden at home.

I had to go to the pool the other evening after getting a call about a large inflatable in the pool, it clearly states on the rules on display these are not allowed for safety reasons. Please do not bring them to the pool any more.

People have peeled off the Emergency day/night telephone information from the glass in lift A, we have now added all the information on to the display screens in the lift.

Building work has started on the large plot of land opposite Castle Harbour that has been derelict as long as I can remember, it’s rumoured they are going to build luxury villas priced between 1.5 and 3.1 million euros !!. Work has also started on the large plot of land opposite the Apolo centre further down the road, it’s apparently going to be a big 5 star hotel and shopping complex.

The Library will be open next Wednesday morning ( 17/7/2024) 10am to 11am for anyone wanting to pick a book or exchange a book. If anyone would like to help put the books in order you are more than welcome !!. I will also be available in the committee room if you have any issues to discuss

Presidents comments,

I would like to thank all the owners who gave me their support running up to the AGM. Following in Pauls footsteps, myself and the new committee will try our best to run the complex in a professional/efficient manner.

As you will be aware from the minutes Etelina sent out, Paul could not attend the AGM due to personal reasons, there was a very large attendance this year around 85 people, it was good to see so many owners taking the time to vote and voice their opinions.

I have asked Etelina to obtain a list of all existing VV license holders on the complex, as they do not officially have to display the notice on their apartment.

As per the AGM, Defibrillator training session took place Monday 20/5/24, attended by 12 people, we now have one situated by B407, and another by the lift on D1.

We are still in the handover process regarding Bank/Website and other areas , from Paul to myself.

Complex issues/work updates.

All letter box doors have been thoroughly cleaned and polished, including new numbers and plastic covers. They look so much better now.

“A block” lift. Last year we had to replace the whole glass, due to a large crack ( probably caused by careless builders), now people have been scratching off all the information for Emergency night and day numbers, plus other details. We will have to look at getting this repaired.

The Iron drain covers on the tarmac areas on A1 have all been cleaned and repainted, this will continue in all the other areas, also new tarmac has been replaced around the drains where needed.

The swimming pool door glass fell out and broke, due to pieces of shattered glass we had to close the pool early, our site man had to do a very thorough clean of the pool and the surrounding area next day, it has now been replaced using polycarbonate instead of glass, which is much lighter and cheaper to replace.

All the Basura doors have been repaired and repainted and now look much better.

Incident at the pool, 3 teenagers, playing football around the pool , kicked the ball, and hit a lady on the head/neck, the ball was a hard leather football, we have signs up reminding people of the rules, unfortunately we are not able to identify these idiots.

Library/book exchange to be open soon, I intend to open the library for an hour each Wednesday, this is located by the post boxes ( red door) I am in the process of a bit of a tidy up, and will let you know more in the next update in July.

Finally I would like to thank our new site manager Nicanor, he’s been with us almost 6 months, and has made a big difference to the complex.

Security.
Because owners don’t display the complex rules in their apartment, “for obvious reasons”, we have holiday makers on terraces well into the early hours of the morning with no regard for our residents who live on the complex, from the reports I can see this happens regularly.
