November 2024 update

Still waiting for list of VV license holders, this is frustrating, but other complexes have been waiting longer.
You will have seen the Christmas lights and tree are up on the complex, a slightly different configuration this year. We have some Poinsettia plants arriving soon for the Solarium, the committee agreed to reduce the number of plants and limit them to the solarium area, as the ones that are placed up on other floors do not get watered and die off very quickly.
A thank you to John Fisher for taking the time to produce the new style night security reporting forms, that are now being used to report issues on our complex at night.

Complex issues/work updates.
We have a problem with the front gardens by the main entrance/garage to the complex, the automatic watering system is working ok, but the water is immediately draining away out of the gardens and down in to the street. To locate the leak would mean having to remove all of the soil, so we have reverted to manual watering this area.
To speed up the process of contacting owners who have problem tenants or holiday guests, I am contacting owners direct and telling them to deal with the issues, its often the case that by the time they get to know about problems ” their guests” have already gone home.
If you use a mobility scooter it can’t be left in a walkway, these have to be kept clear at all times. If you use the charging points in B block garage, please remove as soon as it’s charged so the charging points are available to other users.
A lady who parked her mobility scooter by the Basuras, had 2 batteries stolen last week, it was captured by the CCTV camera, so we have the video, so far the police have yet to respond!
I had a call from an owner who found a dog had pee’d up her store room door, it had gone under the door and into the room, please do not let your dogs foul on the complex, it’s disgusting, once again I ask all owners to add a no pet clause to your rental contracts.
We have seen 2 instances of people covering the sensor to keep the garage door open, shortly after this the door failed and we had to get the company in to make the repair. if you see this happening please remove the item that’s covering the sensor, normally sticky tape.
The committee did a walk about the complex, and made a note of areas that need repairs, also several apartments had bags of rubbish outside their front doors which encourages cats and insects, if your not going to take it to the Basuras straight away, then leave it inside your apartment not outside.
“A block” lift glass panel has been reported to OTIS for repair and renewal of the Emergency details/numbers.
The swimming pool.
At some point , we are going to have to close the pools for 4-5 days to complete the pool surround, it’s dependent on the weather, but we will give a weeks notice before its closed.
Again we have people in the pool after dark, which is against the rules, also if you see someone wedge the pool gate open, please point out it’s against Spanish law.
Last Sunday I had a call from an owner, people had a large inflatable in the pool, I was in town so I asked the owner to speak to these people herself, she did and it was removed. As I can’t resond to every issue, if you see people breaking the complex rules, please point it out to them, they probably are not aware, as most owners who rent them out do not keep a set of rules in their apartment for obvious reasons !!.

I would like to thank our committee members, Javier, Dennis, Barry, John ( good to see John back on the committee), for their continued support, and input at the monthly meetings, it’s very much appreciated !!.
Still waiting for list of VV license holders, this is frustrating, but other complexes have been waiting longer.
Work on children’s pool complete, main pool in progress, see below.
Complex issues/work updates.
Can we ask if you are planning to have any building work in your apartment, you contact a member of the committee, or come to the office for the official building work rules for The Heights.
Some disgusting person defecated on the floor of the men’s pool toilet last Sunday evening, our cleaners should not be dealing with issues like this.
There have been instances of apartments with VV licenses, where guests are not following our complex rules, owners of these apartments must remember “THIS IS A RESIDENTIAL COMPLEX” and does not have a touristic licence !!. You should keep a copy of our rules in your apartment for your people to abide by.
We have issued removal notices to items that have been left on community property, unless these are removed they will be deemed unwanted and disposed of. We have cleared an area in A block garage, it was suitable for a motor bike to park, and this has now been rented out.
Our site manager Nicanor is in the process of clearing a large area behind the committee rooms, it’s full of 20 years of accumulated items, and will free up a large area for storage.
The committee with be doing a walk about on the complex next week, looking to address any issues we find.
The swimming pool.
We have had children in the pool under 12 years old unsupervised, while their parents are in the pool bar, this is against Spanish law, we have assisted the bar with printed notices to be displayed around the bar as a reminder.
We had a pool pump that was leaking, which was swapped out, 2 small auto pumps for chlorine/other chemicals failed and had to be replaced, an area of floor tiles around the pool had to be lifted and relayed.
Work will now restart on the main pool to finish the raised edge around the pool.
When leaving the pool, we ask you to put all the umbrellas down and move the sunbeds back into position as you found them.

No major security issues this month, some incidents of people out on terraces into the early hours, not respecting the quiet times,

Complex issues/work updates.
An owner asked for “no smoking” signs to be displayed at the entrance doors to both garages, this was due to people throwing cigarette butts down the drains inside the garage, one sign lasted 2 hours before it was pulled down. The signs are now back in place.
D block lift had a few issues this week, hopefully back to normal now.
B block lift also had issues , someone had taken a couple of the halogen light bulbs, and also loosened all 4 light fittings, complete morons !!.
If you are having a Broad Band Wi-Fi connection fitted other than The Heights system, please arrange for the supplier/technician to arrive on the complex between the hours of 8am to 1pm, our site manager will be able to assist with cable routes/junction boxes ….etc.
People are still asking me about The Heights Wi-Fi system ( 275 euros, one off payment) provided by P and H, if you are interested please let me know.
I have put up notices in the underground car parks for items to be removed, the first notice was put up 5/9/24, those items are still sitting there, I added a final warning to remove them, or we will do it for you !!.
We have many owners/long term renters complaining about the smell of Marijuana smoke, particularly on B and C blocks, with the warm weather and doors and windows open, it’s a horrible smell in the apartment, if you have to smoke it, smoke inside your apartment with your doors and windows closed
I know the AGM is a long way off, but can I ask , if you are unable to attend in person, please give your proxy vote to another owner, not long term renter, thanks.
The cleaners sent me a photo of a huge amount of what looks like cat faeces they had to clean up along C3, we are looking into this issue, if you own a cat do not let it roam on the complex, use a litter tray inside your property!!
Couple of issues regarding people using other peoples parking spaces in the underground car parks, this is not acceptable.
If your energy supplier is Endesa, they now have a new tariff which is cheaper than the “Happy Tempo” free hours electric tariff. You need to be the owner of the property, and go in person to the Endesa office to change over.
The Don Quixote restaurant, gives a 10% discount for residents of The Heights, you will need to show your TIE card.
The swimming pool.
The children’s pool was drained and completely regrouted last month, it was completed in 3 days, so sorry for any inconvenience caused !!.
The main pool mosaic surround had missing tiles and loose areas, we decided to remove the old ones and replace with an alternative material, once completed it will be painted to match the children’s pool, the work is ongoing at this time, without any disruption to bathers.
