November was warmer than usual and apart from a heavy downpour for a few hours it was dry most of the time.
I wish to thank Steve Dent who stood in for me whilst I was away on my holidays, also John and Chris who did the sunbeds for me in the mornings and Jose who put them away at night. I think the complex was fairly quiet whilst I was away so not too many problems for Steve to attend to.
Electricity We have been experiencing some electricity problems mainly on D block over the past 2 weeks, the main switch has been flicking off on the consumer unit on some apartments we have had electricians searching for the fault for some time and I have been told today they think they have found the fault outside the complex and rectified it, hopefully that is the case.
Garage spaces I have had a few complaints about cars parked in the garage sticking out well into the road area. If you have a motorcycle and a car and you park both in your parking space the front vehicle must not protrude past the front line, if it does you will not be able to leave both vehicles in the space.
Christmas lights Jose has been busy putting up our Christmas lights and planting poinsettias around the complex, it adds a bit of colour to the place at this time of year.
Pool heaters We are having problems with our heater for the large pool, it has failed and we are waiting for parts to come from mainland Spain, hopefully it should be repaired very soon, the small pool is still very warm as this has a separate heater.

Daily Christmas Market (excluding Dec 24, 25 31 and 1st Jan). At Los Cristianos old beach. From 5pm.
TUES 31st DECEMBER
San Silvestre Golden Mile 5km Run. Start and finish at CC Vista Sur on the Golden Mile. Starts with childrens short races at 3pm. Sign up at www.gesportcanarias..com . Charges to run up to 10 euros but include medals, food and water.
This year has flown by and again it is time for me to wish all our owners a very happy Christmas and Happy New Year. I hope to see the many owners who always come out at this time of year but if you are not here I wish you all the best.

In case you didn’t know.
We now have a complex WIFI system installed, for a one off payment of 275 euros, you can have internet installed in your apartment with unlimited Broadband via your TV co-ax outlet, please speak to me or a committee member if you are interested, its a big saving over other internet suppliers.
Is Endesa your electricity supplier ?, You can now change to a new tariff, it’s called TEMPO HAPPY, it gives you two options,
1) Two hours free electric per day = 14 hours per week ( you choose the times). or
2) One whole day free per week.
You need to go in person ( the bill payer/must be the owner ) to your local Endesa office, with Passport, NIE document, and your bill to make the change.
Interested in “growing your own”,
We now have a new gardening area to the rear of “D” block, if you are interested, there are plots available , speak to a committee member for details.
Complex issues
Dogs are continuing to be a nuisance, we have issues on B 1 and D1 blocks, with owners failing to supervise their dog correctly, allowing them to bark at all hours, causing disruption to the complex and to their surrounding neighbours, if you have a long term tenant, we ask you to add a no pet clause to all contracts now and in the future.
We had an incident 1/11/19 am , near B4 stairs/lifts, where a dog owner allowed the dog to foul the walk way to the lift and stairs, and just walked away, fortunately it was right under the CCTV cameras, as soon as Paul is back we will review the footage and take appropriate action, if it’s a tenant we will ask the owner not to renew their contract, this is not the type of person we want on The Heights, I put some notices up in the area after I had removed the majority of the mess which were torn down, myself and the cleaners are not here to clean up your dogs C**P !!.
The committee/ Administrators ask that you set up a standing order with your bank for community fees, this helps avoid fines and added interest to the sum owed.
If you or your family and friends use your apartment, please ask them to NOT to hang anything over the balcony walls or from awnings, this is against complex rules, and spoils the appearance of the complex, also please do not leave rubbish bags outside your front doors in the walk ways, this encourages insects and vermin ( which has happened in the past).
Security
Our Security man is on-site from 23:00hrs to 06:00hrs, call 671146616 between these hours, if you have an issue. All calls are logged on a nightly report sheet that goes direct to the committee for appraisal. Security will patrol A,B,C,D blocks and main entrances on to the complex each night. If you feel this is not the case please speak to a committee member.
General maintenance.
Jose our site manager, has be concentrating on the complex’s lift canopy’s /lift doors paint work, renovating/painting fire hose boxes that are looking shabby , several have now been replaced by new plastic boxes as they were beyond repair. He has also been dealing with a faulty pool pump and pool heater
If you have any areas on your block /floor that you spot that need fixing e.g. Paint work flaking/light fitting broken, let us know.
D block lift has had an intermittent problem, I called OTIS about 4 times in as many days, The problem now seems to be fixed after a piece of equipment was replaced
CCTV hard drive/storage has been increased/upgraded to allow increased storage time of video footage for security purposes.

September was mainly very warm but we did get a day of very welcome heavy rain towards the end of the month.
Garage.. the new locks are now fitted to the three garage doors and many owners have been to see me to collect and sign for there 2 keys per garage space. We are restricting it to 2 keys to eliminate the problem of non garage owners using the garage as the entrance to the complex, as we have had complaints about security. I have had a few complaints from non garage owners when I have refused them keys but the committee have decided that this is the best way to eliminate the problem. If you still haven’t got your keys please contact me by the pool 10 till 11 every day .
The complex has gone very quiet now and Jose and Matilda have returned from their months holiday. We are now carrying out more maintenance work on the site, and the cleaners have got the complex clean again after many days of calima, I did have one complaint about the state of the complex, but we must realise that when heavy calimas are around it makes the cleaners job almost impossible, no sooner had they got it clean another calima followed, I want to thank our cleaners for their hard work at these times.
Last Sunday 29th September we experienced a 6 hour power cut in Los Cristianos and longer in the north of the island, it transpired that the whole of the island was cut off due to a problem in Granadilla power station and at Candaleria. This caused a lot of problems throughout the island , phones were down and internet etc. We had problems with lifts, internet and water pumps after the power was restored but we had it all sorted by Monday afternoon. This is a very rare occurrence nowadays and I have never heard of the whole island being cut off before.
The pool bar is now open again and is being run by Paul and Natalie who have been living on the Heights for about a year , Paul tells me that he wants it to be a family bar catering for both residents and outside customers, I wish them well so please give them a try they are very friendly and helpful.
