Presidents comments.
Viktoria, Etelinas replacement since May, has left Universal Properties, after a few months, which is a shame as she appeared very keen and things were working well, we do have a new lady who will attend this months committee meeting, so we will know more and give an update in next months blog.
Just a reminder that the pool is going to be retiled later this year, exact dates will be given next blog, expect it to be out of action for 4 weeks, we are looking to see if alternative arrangements can be made with nearby complex’s to use their pools.

Complex news/ issues/updates.
We had water issues on the complex, it went off at 3.30pm, initially we thought it was a problem on The Heights, but after speaking to Universal Properties, it turned out to be all the complexes in our area, a damaged mains water pipe had to be replaced, water was back on by 7am the following day, as you can imagine the phone was going non stop all afternoon and evening.
P&H, who supply the complex internet and IPTV, gave us a demonstration of equipment upgrades to the current system that would give speeds up to 200mbps, we currently have around 22mbps, the cost for the new hardware is almost 7000 euros, plus every apartment would need to replace the existing router with a new compatible one, these cost 300 euros each, to be paid by the apartment owner. Its something that needs to be discussed further, as Digi are installing fibre to apartments with over 200mbps speeds for euros 8.80 per month, with a free router, we have had positive comments from people who have changed over to Digi, with no buffering reported.
Our complex CCTV is having issues, its hit and miss with regard to the recording of images, its been checked and the issue is the recording and playback part of the system, it’s quite old and needs to be replaced, a new part has been ordered and it will be changed over ASAP, with fitting, the cost is just over 700 euros.
B block lift had a problem early hours of last Sunday morning, it was reported to Otis by our night security man at 2am, it took another 4 calls from me and it was eventually repaired and working by 10.30am.
It was reported to me that there was a water leak into a store room on C3, it wasn’t clear where the problem was, but it was traced to an apartment on C4, as it was the weekend the owners insurance company was contacted first thing Monday morning, but the owner of the store room continued to bombard the tenant of C4 and myself with phone calls, it was totally unnecessary, and ended with the poor lady reduced to tears after being threatened with legal proceedings.
A hose pipe connected to the outside tap on an apartment balcony on B4 burst and sprayed water over 2 floors below, the contact number we had in the office for the owner was no longer working, I knew a friend of the owner, who called him and he came back and turned the water off, hence the need to have an up to date contact number for you.
It appears we have a thief on the complex, a Tenant on C2 left a bag of shopping unattended outside his apartment door for a few minutes, and it was taken, we don’t have a camera that looks down that corridor, so be warned you never know who is walking about on our complex, especially with all these holiday lets.
We have had lots of complaints about cats and dogs peeing in the corridors, and up front doors, I ask you to add a no pet clause to your rental contracts, its the only way we will stop this issue !!.
The Swimming pool.
The pool has been very busy these last few weeks, and we expect it to continue for the next month at least. No major incidents so far but its early days, please follow the pool rules.
