Presidents comments,
Still waiting for the list of VV holders, the new rules around property rentals that were announced on the 3rd April, say an application for a VV license has to be agreed by the surrounding neighbours, and also by the community committee before it can be granted. As we voted at the last AGM to ban anymore VV’s, there will be no more on The Heights.
I don’t normally mention the weather, however the last 3 weeks has been very unusual, we have had heavy rain, high winds, rough seas, lots of weather warnings and schools closing for a day. The Los Cristianos Carnival parade, was very lucky avoiding bad weather, and it went ahead as planned.
The 2025 AGM is fast approaching, Etelina will be sending the agenda out very soon, If you are unable to attend in person, can I ask you to pass any proxy votes to an owner please, not a renter.
If you are renting legally or illegally, can you please keep a set of rules in your apartment, remember this is meant to be a RESIDENTIAL COMPLEX.
Complex news/ issues/work updates.
An owner on A block, had returned home to the UK and left the side awnings down, due to the windy conditions one side had broken free and was hitting the framework all day and all night. The owner hadn’t left a key with anyone so our site manager had to gain access via a ladder and make it secure. It would be a good idea for all owners to leave a key with a neighbour incase of any issues.
A car was left in the garage with the keys in the ignition, the next day the owner went to the car and someone had removed the keys and locked the car, and taken the keys, the matter has now been sorted.
One of our committee members went to Clouds pool bar with friends for a drink, he noticed a large dog was in the bar with its owners, he pointed out that animals are not allowed in the bar/pool areas as per the signs, he was then verbally abused and threatened with physical assault, we held a meeting the following morning, and the person is now barred from the bar, along with his dog.
We had a new camera installed, that covers the dustbin area ( Basura) and the main gate and vehicle entrance, this is for security purposes.
The bicycle parking area by B block lift/garage, has become completely full, we are buying some more racks and these will be placed in the secure postal area, as soon as they arrive we will get them fixed in place.
I came out of the lift today on B5 and in front of me was a clothes airer full of washing, I took it into my apartment, after a while I got a call asking if I had the washing, it belonged to holiday makers in C 205, who thought it would be a good idea to take it up to the top floor of B5 to get it dry !!!.
The swimming pool.
Due to the weather we have not been able to complete the large pool surround, and now we are moving in to the Easter holiday period, we have to put this off for a while.
I had to ask a person, holiday maker, at the pool to remove a huge inflatable crocodile from the large pool, please stick to the rules, they are for your own safety.
Lots of instances of people leaving the umbrellas up when leaving the pool, please put them down when you go back to your apartment.

We are still waiting for the official list of apartments with VV licenses, this is getting very frustrating.
While we are waiting for the VV list, we are also making another list of apartments we definitely know are being let as holiday rentals ( having spoken to the people who are in them, and how they booked on the internet). These apartments are illegal, paying no taxes or registered with the Local Council/Tourist board, but using all our facilities on the complex, also making the lives of many people who live here a misery, my wife was verbally abused by a holiday maker when she asked if they could stop singing at the top of their voices, she was sworn at and told they could do what they wanted.
Apologies for the info I gave you last month, regarding electricity supplier Endesa, the offer of 9 cents per KWH was only available till end of December !!.
If you are a keen gardener and have an hour or two a week to volunteer your time, can you let me or one of the team know, it will be helping to tidy up some of the gardens on the complex, which will assist our site manager.
Complex news/ issues/work updates.
Don Quixote restaurant has closed it’s doors, the current owner decided it wasn’t viable to keep it running anymore and closed down 2 weeks ago.
We have had a few water leaks in the gardens, this is due to the irrigation hoses becoming fragile after so many years, we will be replacing them when and where needed.
We had a problem with a car parked in B block garage not in the correct space for some weeks, after some investigation the issue was solved as a genuine mistake and the car was moved to it’s correct space. Can we remind everyone, when entering the garage or leaving a parking space, please stick to the speed limit, there are small children walking into the garage and around cars, also please use your horn when using the entry/exit ramps to let other motorist know your on your way.
On the 11/2/25 early morning, 2 cars were set on fire outside Diamonds bar just up the road from the Don Quijote restaurant, both were completely destroyed, this was 2 of 12 cars set on fire the same morning around Los Cristianos. The Police have now recovered the video footage from a previous incident, that happened outside The Heights a few months ago.
Due to issues/ complaints of large delivery/removal vans blocking the entrance to B block garage door, we asked Nicanor, our site manager, to make and fit some permanent barriers to stop this happening in the future, these are now in place, hopefully this will resolve the issue !!.
Some owners/residents on the complex, pointed out that they found it difficult to open the main entrance gate using the existing handle, we asked Nicanor to make a larger handle and fix it in a horizontal position to make it easier to operate. This is now complete.
We had 2 water leaks this month, one where the apartment above had left a sink running with the plug in, and gone out, I was in town that night, so thanks to John for dealing with that one, then another the following week where a hose had burst while the owners were away, and the water was pouring in to the apartment below, John and I dealt with that one. So it’s important to make sure you turn the stop valve off above the front door if you are going away.
We seem to have people who think the cleaners are here to take their rubbish to the Basuras for them , they are leaving bags of household rubbish by the lifts, this has happened twice this week, I expect they are holidays makers, as these apartments don’t have the Community Rules displayed inside!! Why would you!!
The swimming pool.
No major issues with the pool, just waiting for 5 clear days to complete the work on the surround, weather permitting, it has been pointed out that the pool area tiles are looking a bit grubby, I have to agree there are some areas that need a deep clean, so if it’s possible, will also be addressing this while the pool closed.
We purchased some new umbrellas to replace the broken one’s, but people are still leaving them up after they leave the pool, the other Sunday there were 2 blown over on to the sunbeds.

We are still waiting for the official list of apartments with VV licenses, it will be almost a year this May, although every complex is in the same position, it’s still frustrating.
To all owners with a long term tenant, please add a “no pets clause” in your future rental contracts, we are absolutely full of cats and dogs on the complex, our cleaners are having to clean up all the mess these animals leave.
Complex issues/work updates.
I had an owner ask me about the water treatment system on the complex, she wasn’t aware that it had been shut down for about 3 years or more, this was due to very high running costs and the amount of water it emptied straight down the drain.
Just a reminder, if you are an owner and Endesa is your electricity supplier, you can get a new contract that gives you electric for 9 cents per KWH all day/every day, you have to be the bill payer and go in person to one of their offices.
On the 8/1/25 @ 11:00pm a silver Lexus car was set on fire outside the complex, luckily people saw what was happening and the offenders made a quick get away, the car was damaged, but not completely destroyed. The Police requested some video footage from one of our CCTV cameras, but have yet to come and collect it !!. On the 24/1/25, a car parked across the road by the building site, was set on fire, this time it was completely destroyed. Before that 2 cars were set on fire outside the supermarket Colmena, this is all completely crazy !!.
As per above, if you have builders or deliveries to your apartment with access via the garage, the garage door must not be kept open by covering the door sensor.
Our site manager Nicanor has been off for the last 2 weeks, in his place we had a replacement called “Jesus” from the same company, he covered the usual duties on the complex, and we had no major incidents.
Again people are allowing dogs to defecate in the garage, and not cleaning it up, I know this has always happened, but it’s not acceptable, so that’s why I ask owners with tenants to add a no pets clause on future contracts. If these people can’t obey our community rules then we don’t want them on our complex.
We have had a few incidents with disruptive holiday makers, but the contact details we have for the owners of the apartments were no longer working telephone numbers, if your contact details or your agents, have changed please pass on the new numbers to the committee or Universal Properties.
We have had several complaints about people smoking cannabis/weed on terraces on the complex, a lot of these people seem to be holiday makers of all nationalities. This is not fair on the surrounding apartments/residents, I spoke to one owner on D block, and he has agreed to put a notice in his apartment, asking people not to use it on the terrace. It would be nice if everyone who rents their apartment does the same !!.
The swimming pool.
We are still waiting to complete the large pool surround, we need 5 clear days with no forcaste of rain, I am also aware that the February school holidays will soon be here, so it may have to wait a while.
You may have noticed the pool gate soft closing mechanism had failed, that part had to be ordered, which took about 2 weeks to arrive, as soon as it was available it was changed over, and the door was back to normal, this issue did not affect the use of the pool.
No other pool issues, apart from people failing to follow some of the rules again!!!!.
