The Heights
April 2024 Update

Presidents comments,
As you are probably aware, Paul is now on annual leave until the 9th of May, I have been covering for him during this period.
As per Paul’s update for March, he will be standing down as President of the Heights, after 14 years. As you know I have been on the committee for 9 years and vice president for the last 2 years, I intend to put myself forward for the role of President of the Heights, but it will obviously depend on votes at the AGM on May 17th. If you are unable to attend can you make sure you pass on your proxy vote to someone who will be attending.

Complex issues/work updates.
We have had several instances of builders doing renovations on the complex, who were working on Sundays and public holidays. I have been to these apartments and handed them our building rules and asked them to stop working, all have complied but some were reluctant to stop , stating the owner of the apartment wanted them to carry on working.
Dogs once again are causing problems, owners are allowing them to bark, also defecate in the walkways and the garage and not clean it up, peeing up walls of apartments and community property, can I ask all dog owners to clear up any mess your pet makes. It is also a legal requirement to have your dog on a lead at all times on the complex.
Etelina from Universal noticed the complex was using more water than usual for this quarter, although the water usage by apartments was about normal, our new site manager was able to trace the problem to a faulty valve located between the swimming pools, which was literally pouring it down the drain, after a fair bit of work this has now been fixed, without the need to close the pools. We also had issues with a garden watering system on C2 block that was over watering 3 times a day for some time, again this has now been fixed.
Our new site manager Nicanor, has been busy on the complex, apart from his day to day duties, he has been dealing with paint/plaster problems, looking after the gardens, and plant tubs, he is now cleaning and repainting the rusty iron drain covers, he will also be cleaning the glass panels around the pool. I think we will be able to let our contract gardener and window cleaner go very soon. Please note he is not allowed to do any private work during his working hours, unless its an emergency !!
Some owners have pointed out that the little blue discs/chips we use at the entrance gates, have been losing the back covers, this happened to me the very first day, I fixed it by adding a little drop of super glue to the joint.
We had a power failure to the electric entrance gates, unfortunately the gates remained in a locked state, when they should have remained open, this has gone back to the company that installed the system for them to fix.
Owners/Tenants have been allowing their children to use the walk ways as play areas, we have had complaints of noisy children running around, riding bicycles, playing football, and other games. We have sent letters to these apartments.

Security.
Please use our night security people if you have any issues, they start at 11pm which is the start of the quiet time on the complex, you don’t have to put up with late noisy/rowdy behaviour, we employ them to deal with these type of problems, you can call them on 671 14 66 16, no names or apartment numbers of who calls them appears on the report sheet. These reports help us build up a record of persistent nuisance apartments.

MARCH 2024

After a very long period of hot weather in Tenerife we had a little much needed rain but it was only a little. This is the first time to my knowledge that the Canarian authorities were talking about water restrictions, hopefully we will get more rain to make water restrictions unnessasary.

Our new Maintenance man Nicano has settled in very well and is proving to be a good asset to our community, carry on the good work Nicano.

The end of our financial year was at the end of March and the Accountant is busy auditing the accounts in order for us to send out the notification for the AGM on May 17th. Yet again we have managed to work within our budget and apart from a few, most owners are happy, but I learnt a long time ago you can’t please all the people all the time.

My time as President is now coming to an end, after 15 years as I made çlear at the last AGM I am not standing again instead I will be taking things easy and passing the job over to someone else. Steve who has been vice president for some years is intending to stand and i will support him and help him in any way I can.

I am proud of what has been achieved over my period as President, we have carried out many large maintenance projects and cosmetic changes, all of this has been achieved whilst keeping a healthy bank balance. Also we have got debtors down to an all time low, this has been brought about in spite of an economic downturn and Covid. I wish to thank all owners for their help in paying their fees on time allowing us to go through the 15 year period with no increase in community fees whatsoever. I think even our critics must recognise that achievement

I wish to thank our cleaning staff Matilda and Yanira for their many years of tirelessly mopping and cleaning the community areas at the Heights, I get many comments from owners about how clean the complex always looks and I congratulate them on that. My thanks also go out to our night porters, who over the years have helped various people in emergency situations and kept noise and drunken behavior to a minimum, despite often being threatened and verbally abused. With their help we have seen many undesirable residents/owners ‘decide’ to leave the complex making it a much nicer place to live for those that remain.

We enjoyed warm and dry weather throughout the month, it really has been a very mild winter in Tenerife.
I had a proposal from an owner for another defibrillator to be installed on the complex. thankfully the one we installed about a year ago has not been used but also importantly has not been vandalised, we took the decision at our meeting on Thursday to install another on block D next to the ground floor lift, hopefully when it is installed they can demonstrate to owners here how they work but they are very easy and self explanitory when opened up, you just follow the pictures.
We will be taking a vote at the AGM in May to try to stop any more VV licences on our complex and assuming it goes through a second vote will take place to allow us to charge a premium on community fees for apartments with VV licences.
A new pool heater for the childrens pool has been ordered and will be fitted as soon as possible but I am afraid until then the pool is around 20 degrees as compared to the big pool 26 degrees. I must also remind you inflateables are not allowed and under 12¨s must be accompanied by an adult at all times in the gated pool area
Nicano our new maintenance man is settling in well and a lot of owners are getting used to seeing him around the complex, we are very pleased with his work so far.
I would like to remind you about washing and towels etc hanging over balconies and on driers on community property, this is not permitted at any time as set out in the complex rules.
It is lovely to see Don Quiote restaurant up and running and busy, I have used the restaurant myself and I am getting very good reports from other people, this will be the venue for our AGM in May.
